Good HDD This works fine for me - stores all my films and music, is quick and near silent. All in all at £85 its a bargain. A good solid drive - not fancy.

Overall great drive. After researching many different brands, the Buffalo was definitely a wise choice! A good purchase - can't go wrong with Buffalo Technologies Fast, Quiet, Great looking product, High Quality None It arrive early, and with the software it's worth the price. Easy to install and setup.

I purchased a Buffalo Hard Drive back in 2002 and I have never had any issues with that HD. This is what prompted me to purchase this one.

Sent this back with in a week I was so excited when I bought this product. Sadly it was sent back for a refund within a week as it died.

Phrase 7: No Problem

Sounds harmless, right? Not so fast. Ive always believed that you should never answer someones request with no problem. It implies that the request could have been a problem, or that it was almost a problem. Indirectly, the phrase can evoke negative emotions, whether you meant it or not. Instead, try answering with a simple Its my pleasure.

Phrase 4: You Should

This phrase kills marriages as well as sales. Down deep, you may want to say, You should paint the exterior and remove all of these dead shrubs, but instead consider ways to rephrase it so that youre creating a sense of empowerment. This is a better way to phrase it: If we paint the exterior of the house and work a bit on the landscaping, well be in a better position to increase the asking price.

Simple But True

Some of these ideas may seem rather simple. The good news is, they are! Its really just a matter of understanding that the subtlest changes in your choice of words can produce the biggest wins. With a little practice, Im confident that you will begin to see how a few subtle word changes can have a remarkable impact on your success.

Home warranties can make a big difference to buyers

Now, more than ever, home warranties are being hailed as the super hero when it comes to buying and selling houses. In todays market, sellers and Realtors alike are looking for ways to bring attention to their properties, and something to make them shine over their competition.

A home warranty is just the life saver you might need to add value and security to resale homes. These one-year service plans cover major mechanical systems and appliances that fail due to normal wear and tear within the perimeter walls of the home and garage. Considering the thousands in dollars of items covered, they can be a very affordable safety net for budget protection, and in fact, a real bargain. Home warranties typically cover all the major components, such as HVAC systems, plumbing, electrical and hot water heaters. They also cover kitchen appliances and other miscellaneous items or upgrades/options such as pool/spa equipment and vary by contract. There is a service/trade fee (deductible) associated with each claim. While most companies are similar in coverage and service/trade fees in a particular geographical area, not all warranty contracts, companies or super powers are the same. A word of caution: All warranties are limited and could not possibly cover everything that goes wrong at such an affordable price. Warranty contracts are very clear about what is and isnt covered. Some items such as secondary or consequential damages cannot be covered due to state insurance laws. Warranties are limited to the actual repair or replacement of covered items. Homeowners insurance covers these secondary damages, making the warranty more of a gap protection product. All parties to a real estate transaction should do their due diligence by reviewing the items covered, limits of liability, restrictions and dollar aggregates listed in the contract.

Becoming familiar with which companies offer the best coverage and terms can prevent misunderstandings and expectations of the warranty product. From a liability standpoint, it is best to give the person paying for the warranty a choice of products to review and let them decide which one of these protectors best suits their particular needs. Always offer the warranty to the seller at the listing appointment as an incentive to help sell their home and protect themselves from future liability. Once the warranty plan is selected, they can decide if they wish to cover themselves, as well, during the listing period. Chances are they wont want to make any major repairs and will want to protect their existing equity. Although sellers coverage is usually even more limited than buyers, if it is priced appropriately it is definitely worth having. Todays buyers expect the seller to offer a warranted home - especially since the warranty disclosure has been added to the purchase agreement in Florida. If the homeowner does not want to offer a warranty, always remember to get their signature of declination on the appropriate waiver line on the application for your liability protection and office file. In California, 89 percent of all homes sold have warranty plans included in the transaction for several reasons. Real estate professionals on the West Coast have learned that the warranty company will cover the cost of taking care of the problem by either repairing or replacing. In todays litigious society, these Realtors also know that a home warranty can prevent lawsuits and protect the real estate professional.

For a sampling of these new products, Ill take a look at some real-estate friendly gadgets that were unveiled at the Consumer Electronics Show and Macworld Conference & Expo, both of which were held in early January. If youre the type of person whos interested in learning about the latest tech tools, this is an exciting time of year. select cell phones for an additional $3.99 per month. The service includes real-time traffic updates with rerouting advice. A more robust navigation service will be available for $9.99 per month. Entertainment combo. Panasonic enters the GPS market this spring with a combo GPS/car entertainment system. The Strada CN-NVD905U Double DIN system includes a GPS receiver with 30GB hard drive, 7-inch LCD touch screen, and can be equipped for real-time traffic updates via the Sirius system. If you want to entertain prospects as you drive them around, you can also use the device as a satellite radio receiver, DVD, CD, and MP3 player. Price: Yet to be announced. Internet empowered. For quick searches of information about an area and traffic updates, Dash Express combines GPS with wireless Web access to Yahoo! Local service. It launches in California this spring and should be available nationwide by fall. Price: Yet to be announced. More maps. Cobra Electronics NavOne 2100 portable will debut in May with a 3.5 inch touch screen and preloaded map database. It also has a compare routes feature and gives you the ability to customize the display to show your favorite spots. Price: $349.95.

Computers for the Road

Tired of schlepping around your laptop, but not fully acclimated to the smartphone? The growing selection of ultramobile computers could serve as your road PC. Advantages: Roughly half the size of a laptop, Windows compatible, and boasts a larger screen and keyboard than any phone. A caveat: A bit pricey, at least for now. Here are some of your latest options in mobile computing: Built-in broadband. OQOs model 02 has built-in mobile broadband service via Sprints Power Vision network for Web access wherever a cellular network reaches. Specs include a 1.5GHz processor, 1GB RAM, 60GB drive, 5-inch slideaway LCD touch screen, and QWERTY backlit keyboard. The handheld device weighs less than a pound. Price: $1,998, plus the cost of broadband service. Windows tablet. Samsungs Q1P SSD runs on Windows XP Tablet edition. It has a 7-inch LCD touch screen, 1 GHz processor, 1GB RAM, 32GB flash drive, supports Wi-Fi and Bluetooth, and weighs 1.7 pounds. Price: $1,999. Cool built-ins. Sonys VAIO UX Micro is just 1.2 pounds and has a 4.5-inch touch screen that slides away to reveal a mini-keyboard. Additional features include built-in cameras for taking pictures or video conferencing and a biometrics fingerprint reader. Price: $2,500 for 32GB of flash memory and $2,000 for a version with a conventional 40GB hard drive. Note: The Sony and Samsung models replace the mechanical hard drive with solid state flash memory. The advantages are faster start-up and data access, reduced risk of damage when bumped around, and improved battery life.

Sleeker Smartphones

You need a reliable phone to conduct business when youre away from the office, whether for talking, texting, taking photos, or listening to music. What are some of your latest options? Apples offering. Expect Apples take on the smartphone, the iPhone to make a big splash for its June delivery. The price $499 for a 4GB version and availability through Cingular may limit its appeal, but its elegant design and functionality will chart a new direction for smartphones. Its key innovation is a touch-sensitive high-resolution screen and user interface. Better cameras. Advancements to mobile phone picturetaking capabilities mean theres a practical alternative to a digital camera. Samsungs introductions of the SCH-a990, available through Verizon Wireless, is the first camera phone with a 3.2-megapixel image sensor and 3X optical zoom lens. The company also is promoting a prototype 10-megapixel camera phone.

WCR energizes agents, supports business
By Michelle Crabtree The Sarasota Womens Council of Realtors has a 50-year record of promoting excellence in real estate. Our members represent the experts in the industry.
In April, our chapter had our annual awards program at the University Club to recognize our top-producing Realtors. It was a terrific program that included motivational speaker Lee Knapp, who provided tips to rediscover, reprogram and recharge local WCR members. She included 10 tactics to jump start your success. Also in April, six members from the Sarasota WCR Chapter attended a Mega-Networking Conference in Ft. Lauderdale. We had two power-packed days of networking with more than 300 real estate professionals from around the nation. There were educational sessions that included information on technological issues such as blogs and podcasting. We were presented with guidelines to formulate a successful 12-month Action Plan which included SMART goals for improvement. SMART is defined as: Specific, Measurable, Achievable, Realistic, Timed. The conference closed with keynote speaker Richard Mendenhall, 2001 NAR President. His presentation evoked a whole gamut of emotions, moving the audience from tears to laughter. What a fantastic motivational speaker! These conferences are great opportunities to really learn what the Womens Council of Realtors has to offer. Our next WCR conference is being held in Washington, DC, in conjunction with the NAR Midyear Meeting. The members of the Womens Council of Realtors represent business professionals who consistently try to achieve positive change in the real estate profession and the community. We have the knowledge and confidence and represent professional credibility to achieve our goals. Our chief goal is to be the primary source of education and business tools focused on the needs of real estate professionals at all stages of development. Property tax relief for seniors
A bill that would allow counties to double the homestead exemption for low-income seniors is awaiting a final reading in the Senate. HB 333 by Carlos Lopez-Cantera (R-Miami) would also allow a taxing authority that has adopted an additional homestead exemption for low-income seniors for the 2007 tax year to increase the amount of the exemption up to the $50,000 limit for 2007 if a copy of the ordinance authorizing the increase is delivered to the property appraiser by May 1, 2007.
Establishing credibility and gaining a solid track record of experience is also important to the next generation of local real estate professionals. Through the creation of the new group and its strong ties to the SAR and the current leadership of the Association, the Sarasota Young Realtors are bridging the generations. The knowledge and insights they are gaining from the older, more established Realtors, plus the ongoing professional development courses ensure that the future will be bright for local real estate. Of course, overcoming one hurdle is crucial to achieving success the built-in bias against youth. Ive had a few potential clients ask me if I was really old enough to have a real estate license, said Christina Pitchford Perez. I take it in stride and it motivates me to prove that I have the knowledge and skills to walk people through a transaction. In fact, Perez noted, those who have questioned her age have all become her most valued clients. One even nominated her for the prestigious Sarasota Magazine FIVE STAR - Best in Client Satisfaction 2007 award, based on his impression of her dedication, market and procedural knowledge, and negotiation skills. What has been the feedback from the groups formation? Its been very positive, said Anthony Homer. We had a great turn-out for the kick-off and are using the momentum to build the group and make it very member-centric. We try to make every decision in the light of the impact its going to have on the individual Realtor. Jenny Alday, another member of the SYR committee, noted the group is already a viable and vibrant element of the SAR. I feel that the young Realtor group will be a success because our committee is very motivated and committed. We are all striving for success and we want to help others achieve that goal too. One big advantage many of the younger members of SAR have is their familiarity with the latest, greatest technological tools so prevalent in todays industry. Having grown up with more advanced computers, the Internet, cell phones and PDAs, the younger Realtors are comfortable and highly capable. In fact, many of them find themselves acting as their office IT person when the IT person is away. Helping to train other, older real estate professionals in the new technologies comes with the territory, the SYR leadership noted. It really pays off to be on the cutting edge of technology, explained Anthony Homer. Thats where the future of business is, and its where you need to be in order to be successful. And thats where the Sarasota Young Realtors group is on the cutting edge, aimed at success, and always striving to gain the experience so necessary for effective leadership.

Ethics in Action
Here are ve answers to everyday ethical dilemmas

The Code of Ethics is the backbone of the National Association of Realtors. Its what separates the countrys 1.3 million Realtors from other real estate licensees. However, as with any set of rules or laws, the Code is not all black or white, says Sharon Steele, 2007 chair of NARs Professional Standards Interpretation and Procedures Subcommittee. Its shades of gray. Knowing how to respond comes in part from experience in handling uncomfortable situations, says Steele, ABR, CRS, who also is president of the Sharon Steele Group in Providence, R.I. But that doesnt mean seasoned professionals arent stumped from time to time. Steele and other ethics experts identified these dilemmas that are likely to pop up in todays market, and provide guidance on how to respond.
The REALTOR Code of Ethics sets rigorous guidelines, but some situations can confound even the most moral of minds. Heres a look at five common scenarios.
Otherwise, youre putting yourself at risk of serious legal action. I think some agents are unaware of the potential liability and might agree with the home owner and keep quiet, Aydt says. Practitioners may be stumped because they dont know whether or not a particular fact is important enough to share with prospective buyers, Aydt says. If you find yourself in this situation, its best to err on the side of disclosure. Youre not the expert; the home inspector is. So if a home inspector says theres a problem, but the seller disagrees, you have to stick with the assessment of the inspector. What if sellers refuse to disclose, and urges you to do the same? Its the safest practice to surrender your listing, Aydt says. The legal risks to you are simply too great.
Dilemma 1: Should I Disclose That?
Realtors shall avoid exaggeration, misrepresentation, or concealment of pertinent facts relating to the property or the transaction. (Article 2) The scenario: Your seller client tells you that a home inspector recently was suspicious of insect damage when he saw the homes damaged siding. However, the seller disputes that notion, saying hes never had an insect problem in or around the home. The risk: Withholding pertinent facts from buyers. What to do: Disclose anything that affects the value or desirability of the home, says Bruce Aydt, ABR, CRB, general counsel and senior vice president of St. Louis-based Prudential Alliance, Realtors. That may include insect damage, water leakage, structural problems, and more.

Dilemma 2: Sending Mixed Signals
Realtors pledge themselves to protect and promote the interests of their client. (Article 1) The scenario: Youre hosting an open house for your client, a seller. A woman seems very interested in the property and asks many questions about the home, local schools, and proximity to public transportation. She also asks why the sellers would want to move out of such a nice house. The risk: Violating loyalty to your client, the seller. Some buyers, particularly first-timers, dont always understand that the listing agents primary obligation is to the seller, Steele says. If you dont tell them, it could lead to undisclosed dual representation. It ought to be fairly clear but unfortunately some agents dont have the confidence to say: By the way, I represent the seller, she says. If the buyer
gets the wrong signal, theres potential for undisclosed dual agency, which is clearly not a good thing. What to do: As a listing agent, your responsibility to the prospective buyer is to treat them honestly, but to your client you owe confidentiality, accountability, and loyalty, Steele says. You can always provide buyers with information thats public knowledge or with copies of the sellers disclosure, which is required in most states. But you should center your conversations on the house and not issues such as the sellers motivation, Steele says. In an effort to be helpful, agents can sometimes overstep the line, she says. They dont give clear signals. There are a myriad of reasons for it, Steele says. Inexperience is one. If you dont want to alienate a buyer, it can be a difficult situation.
Ethics in advertising extends to property marketing, too. Be clear about how you describe the home, Steele says, and stay away from sweeping statements or exaggerations. Its incumbent to avoid mistakes as well, she says. Doublecheck property tax figures with your local government, and be sure that square footage is measured correctly. Finally, never say anything to buyers that you cant confirm as a fact. You can only represent what you know, Steele says. If you dont know the answer, say I dont know, but I will go to City Hall and try to find an answer. In this business, you dont make assumptions.
thats not directly involved in the deal, such as a brokerage office manager, present both offers to the seller.
Dilemma 5: Can You Write Me an Offer?
Realtors shall not engage in any practice or take any action inconsistent with the exclusive relationship recognized by law that other Realtors have with clients. (Article 16) The scenario: You are representing clients who want to sell their home quickly so they can move into their new home. You get a call from a prospective buyer who says that hes already viewed the property and would like to make an offer immediately. He asks for you to write the offer. The risk: The buyer may already be represented. What to do: First, ask the buyer if hes working with a buyers agent, says Bill Lublin, CRS, CRB, chief executive of Century 21 Advantage Gold in Philadelphia. If hes represented, encourage him to submit an offer through his agent. Also, the buyer should be made aware that he may have contractual obligations to the buyers agent, says Lublin, vice-chair of the NARs Professional Standards Committee. In most cases, the buyers agent can be owed a portion of the sales commission. If the buyer is unable to work through his agent, and still demands that an offer be written immediately, your duty as the listing agent is to follow through with the request, Lublin says. After writing the offer, contact the buyers agent and let that person know whats going on, and let them know theyll receive commission from the deal as set out on the buyers rep contract. Its good to do the right thing, Lublin says. You sleep so much better and feel so much better. The people I know who are successful in business are always extremely ethical. I dont see that it has any kind of negative impact on anybody.

Dilemma 4: One Brokerage, Multiple Offers
Obligation to the client is primary, but it does not relieve Realtors of their obligation to treat all parties honestly. (Article 1) The scenario: Two interested buyers have submitted offers on your listing. One buyer is represented by an agent who works at your brokerage. The other buyer is represented by an agent from a franchise across town. The risk: Regardless of the intent, there may be concern that more attention will be paid to an in-house deal than out-of-house deal, says Dale Mattison, CRS, GRI, an associate broker with Long & Foster Real Estate in Washington, D.C. I know my ethical intent is to treat the offer fairly, but theres always the risk that someone will get the wrong impression, he says. What to do: Mattison, past chairman of NARs Professional Standards Committee, says the Code of Ethics only requires such information to be disclosed to the buyer upon request, but he says its a good practice to disclose it anyway. That way, you wont give anyone the idea that youre favoring one offer so that your brokerage will capture the full commission. In order to remain objective, his companys policy is to have a third party
Dilemma 3: Ethics in Advertising
Realtors shall be careful at all times to present a true picture in their advertising and representations to the public. (Article 12) The scenario: Youre looking for a way to differentiate yourself from the competition and give your marketing materials a kick. You decide on a new tagline: The No. 1 Real Estate Agent For You. The risk: Stretching the truth. If your statements are truthful and accurate, its not wrong to tell prospects how you measure up to competitors. But when you make an advertising statement about being the No. 1 agent, you could be misleading the public. What to do: Making the claim of being No. 1 is perhaps the most abused or misused term in real estate advertising, Aydt says. If you really want to use that phrase, be careful to explain what you mean by No. 1. For example, cite your market share, a date range, and a specific geographic area. Experts advise focusing on your own merits and what you bring to a prospective client rather than comparing yourself directly to competitors.
