SPECIFICATION
Structure The building comprises a reinforced concrete frame CLAD with a combination of brick and blockwork, and aluminium framed, double glazed curtain walling. The exterior has been subject to an extensive cleaning AND maintenance programme.
OFFICE FINISHES A new suspended ceiling has been fitted comprising a 600 x 600mm mineral fibre ceiling tile and 15mm exposed flush grid. Horizontal venetian blinds have been installed throughout the office.
LightinGg Air Conditioning The original air conditioning system has been removed and replaced with a new heating and air conditioning installation via a Daikin 3-Pipe VRV system. The mechanical and electrical systems are calculated on an anticipated occupancy level of 1 person per 10 sq m (NET OFFICE AREA). The main control is via a building management computer system located within the central electrical switch room. Power supply The building has a 3-phase power supply derived from an on-site transformer. The power supply is rated at the main switch into the building at 1,250 amps. Reception The existing double height reception area has been remodelled with new ceramic floor tiling, and a new feature staircase to the first floor. The staircase consists of a steel structure with tensioned wire and post balustrading. Treads are American white oak with non slip nosing inserts. Toilets The building is designed around a main stair/WC core and both floors accommodate two male and two female WCs each with a fully enclosed disabled WC. New cubicles, wash hand basins (set within 20mm granite], recessed DOWNlighting, flooring and finishes have been installed. New lighting has been installed with an average LUX of 425 with the capability to be LG7 sympathetic as part oF the tenants fit out. The light fittings are controlled in blocks of 9 by PCr access control.
Lift The existing 13 person/1000 kg capacity lift has been refurbished To include new ceramic floor tiles to match reception, new half height mirror, brushed steel fittings and walls finished with white glass panels.
Fire alarm A new analogue fire alarm system is provided comprising of standard detectors and sounders to meet the requirement of British standards.
Shower A new shower room, suitable for disabled use has been provided at first floor level.
Floors The building has been fitted with a new fullY accessible metal tile raised access floor with a clear void of 115mm. The finished floor to ceiling height is 2700mm.
