Hand sanding
The sanding sheets from Bosch are robust and versatile: with different grit materials and grit sizes for all materials. Wet sanding versions are also available. Larger sanding sheets can be cut to the hand sanding or orbital sanding dimensions required.

Brushes
Bosch wire brushes have been optimised for use: oil-toughened steel wire for universal use, brass-coated high-speed steel wire, stainless steel vanadium wire for machining stainless steel, nylon with silicon carbide for grinding paint on wood. Using the right wire thickness: coarse 0.3/0.5 mm wire thickness for brushes with straight shank or 0.5/0.8 mm wire thickness for brushes for angle grinders have been designed for high material removal rates and rapid work progress. Fine 0.2 mm thick wires for brushes with straight shank or 0.3 mm thick wires for threaded brushes for grinders are suitable for cleaning delicate surfaces such as sheet metals and profiles (e.g. welded seams). Please note: The permitted speed of the accessory must be at least as high as the maximum speed stated on the power tool. Accessories that turn faster than permitted can be destroyed. Straight shank type: precision shank with reduced vibration, also for use of collet (observe maximum speed for straight grinders). Threaded type: suitable for angle grinders with M14 or M10 threads. Knotted type: for particularly heavy work such as removal of thick layers of rust or paint. Crimped type: for delicate removal of paint and varnish, even in hard-to-reach areas such as heater fins.

Brothers Braam and Kobus Botes have just finished building a home in Westdene, Johannesburg a home which is believed to be the first of its kind in the city. The home, which was belongs to Braam, was constructed using straw bales stacked in-between support columns in a double-volume structure, which includes a double-storey section on a 200 m2 footprint.

The seemingly out of place material offers excellent insulation properties and is obviously a cheaper alternative to building with conventional bricks and mortar. Kobus, an architect by trade, used the various internet sites as a guide and handbook as the method of construction is widely-used in the United States primarily due to its environment-friendly nature. He reports that the project was taken on with minimal experience but even with a staff of only five the house was still completed within a three month period. While sound-
ing relatively simple, the construction technique is not to be under-estimated in its technical requirements. A high-quality plaster and application of it is absolutely essential, and while a lime-based product is ideal the mixing and application of it require skills not easily available for a privately-managed operation on a small scale project. The Botes instead made a decision to use a conventional cementbased plaster to clad the building. Amazon Nails (www.strawbalefutures. org.uk) describes the technique as a radically different approach to the process of building. Like all innovative ideas, it has been pioneered by the passionate, and used experimentally by those with the vision to see its potential. Its background is grassroots self-build; it is firmly based in that sustainable, green building culture that has brought to the construction industry many new and useful ideas about energy efficiency and responsibility towards the environment. While this method of construction may not suited to the lower-cost or subsidized housing markets, particularly in South Africa, it certainly offers a funky yet functional alternative approach to anyone looking to try something out of the ordinary when building a home.

Fishermans Village project prompts new Muizenburg development
Capitalising on the success of their Fishermans Village residential development in Muizenberg, now 75% sold out, Amdec Property Development is rolling out a further development in much the same style. To be sited on 2.69 ha of land fronting onto the new North South Link Road built to connect the Fishermans Village entrance to Baden Powell Road, the new development will contain 67 two and three bedroom units with 65 to 90 m2 of space, the average size of a two bedroom home being 75 m2. In announcing the second project, Amdecs Cape regional director, Magnus McDowall, said that Fishermans Village had proved a success because it is probably the only development in the southern suburbs where it is possible to buy a freestanding architect designed single or double storey home with a private garden in a security estate for under R1 million. Prices on the new project, which will be launched early this year, will vary from Rto R900 000. McDowall said that the buyers, who are predominantly young couples with or without children, are attracted by the homes being sold under freehold (rather than sectional) title and by the security of the development. Sales have also, he believes, been boosted by the perception that Amdec, moving from upper bracket housing into the middle and lower brackets, is quality conscious and is building to exceptionally high standards. Apart from first time homebuyers, said McDowall, the project has attracted retirees looking to downscale and a fair number of upcountry and inland people in search of holiday accommodation. James Wilson, CEO of Amdec Property Development, said that Amdecs willingness to break out of the upper bracket and become involved in a wide variety of residential categories across the economic spectrum had surprised those who associate them largely with upmarket precincts such as Silvertree Estate in Tokai and Melrose Arch in Johannesburg but he would soon be making an announcement confirming Amdecs commitment to further involvement in the affordable sector. In the current socio-political scene, said Wilson, it is essential for long-term developers to play an active part in the affordable sector.

Guy Hodgson, the chairman of Realty Dynamix 52, the developers responsible for a new R14-million block of apartments in Wynberg, predicts that this conversion will be more appealing and full of character than anything developed in the area for some time. The development will be known as Maple Mews and is situated in a quiet area on the corner of Electric and Court Roads, behind the Wynberg law courts. When the m2 site came up for auction in July last year, we realised at once that it was near-perfect for a conversion, says Hodgson. It has all the elements including an enclosed courtyard that make for a charming urban lifestyle.
Realty Dynamix 52 is using Jacobs Wolters Architects to create 19 units in all. Seven of these will be loft apartments with 68 m2 floor areas and nine will be two bed-roomed apartments with 58 to 89 m2. Two will be larger mews cottages. Hodgson says that Des de la Mare, the builder, is a partner of Realty Dynamix 52 and is taking great care with the project. Handovers are scheduled to begin at the end of this month. Prices at this stage have been pegged at Rto Rbut it is likely, says de la Mare, that on completion the units will be worth at least 15% more.
International company aims to finance affordable housing
International Housing Solutions (IHS), an international joint venture between MuniMae of the US and top Irish property group Howard Eurocape, has launched its operations on the African continent for the first time, opening its head office for Africa in Rosebank, Johannesburg, in January this year. With extensive experience financing affordable housing around the world, IHS aims to bring foreign capital and expertise to South Africa to boost the supply of urgently needed quality, yet affordable, housing for low and moderate income households. It also favours taking a joint venture approach with local partners in the sector. Chairman of IHS and Howard Eurocape, Frank Gormley, has a strong affinity for South Africa and has already committed billions to help rejuvenate the historical and cultural heart of Cape Town. He has been particularly active in inner-city regeneration initiatives, and last year launched the St. Patricks Trust to provide seed capital and support for entrepreneurs and community initiatives in the townships. IHS has recruited a prominent housing expert to head their operations in South Africa. Elize Stroebel, who holds a legal degree as well as a Masters in Business Management, has joined the company from January this year. Previously, Stroebel was the founder, CEO and Trustee of the Gauteng Partnership Fund (GPF), a R500-million fund focused on capital investments in social housing projects in Gauteng. Under her direction the GPF managed to create sustainable partnerships with various financial institutions in the funding of projects for the lower- to middle-income sector of the market. Stroebel says: IHS has conducted extensive research into the South African market. Figures from the SA Banking Association show a growing demand for housing which local financial institutions and developers are unable to meet, causing the current housing deficit to grow by about units each year. Although the government has subsidized the construction of some 2.2 million homes in SA since 1994, a further 2.4 million homes are needed.

Kilometres of winding paved roads and footpaths trace warm, earthy-coloured patterns that blend easily with the farmhouse-style homes of the new Clarens Golf and Trout Estate on the edge of the pretty Free State town. The homes have the same earthy hue. We specified Concor Technicretes Double Zig-Zag interlocking pavers in a tan colour because they blend well with the character of the houses, says Neal Schoof, of Insite Group, which was responsible for the landscaping design of the project. Nearing the final stages of construction, the R150-million estate, which bestrides the main Golden Gate highway passing Clarens, features an 18-hole golf course and several trout-stocked dams for the enjoyment of residents. A total of 252 homes are planned for the estate, all but 40 of them on separate erven. An additional 40 homes are being built by developers Pinnacle Point Holdings for renting out to holidaymakers and weekend golfers and fishermen. The developers are offering private home-owners a wide selection of purchase options and choice of house design. There are 10 different house designs, but all carry a common Free State vernacular theme, says Gavin Allaway of architects Lance Kinnear Allaway. This is a big development next to a very special small Free State town, which of course wants to preserve its unique character. Therefore we have been very careful not to create anything that jars with the Clarens way of life. Schoof believes the effect created by Concor Technicretes tan-coloured Double Zig-Zag interlocking paving blocks has helped this process along. The paving has worked out perfectly, he says. The colour responds to the tan sandstone hues of the cliffs in the area, and the paver has an almost cobble-like charm. In all m2 of the 60 mm-thick pavers were used for roads and footpaths covering an overall distance of over 6 kms of road. Architect Lance Kinnear, who is also a Pinnacle Point executive, is happy with the result. It sits very well, he says. There is no clash of cultures. Gradually, the houses will look as though they have grown out of the Free State soil.

The National Housing Enterprise (NHE) has released a statement emphatically refuting serious allegations made against the corporation and chief executive officer Vincent Hailulu by the Namibia Financial Institutions Union (Nafinu). The state-owned company pointed out that Nafinu declared a dispute in October 2006, accusing the NHE of violating the Labour Act and its own employment policies. The dispute was heard by a Conciliation Board set up by the Labour Commissioner, but according to the NHE the board found nothing wrong with the way the company dealt with the restructuring and reorganisation of the company. The NHE said the accusation that the company is going down and that it has not built any houses since Hailulu took over is a misrepresentation of the facts and devoid of any truth. The NHE had only built 313 houses the year Hailulu took over, and not developed a single plot. When Hailulu took over, the NHE developed a corporate strategy in which a housing development target of building houses a year was set. In pursuit of this strategy, the CEO travelled to most local authorities in the country to acquire land for housing, resulting in the acquisition of erven. Plans were now under way to service this land in places such as Oshakati, Outapi, Helao Nafidi, Rundu, Katima Mulilo and Luderitz. Since Hailulu took over, the NHE had developed 300 houses in Windhoek, Walvis Bay, Keetmanshoop, Ondangwa, Eenhana and Swakopmund. Housing development projects were furthermore still underway for additional houses in Walvis Bay, Ondangwa, Outapi, Oshivelo, Ariamsvlei and Eenhana, which are due for completion in June 2007. Government to build houses for disaster victims
The Angolan Government ordered the construction of houses part of the General Plan against Natural Calamities, while the National Commission of Civil Protection (CNPC) will be in charge of sheltering the victims of rains in the province of Luanda, above all their reinstallation in safe places. It has been announced by the spokesperson of the CNPC, Eugenio Laborinho, at the end of a meeting, held in Luanda that reviewed the emergency plan of aid to the rain victims. eThekweni housing project for low and medium income markets
KwaZuluNatal MEC for Housing and Local Government, Mike Mabuyakhulu, has launched a groundbreaking social housing project in the eThekwini The KwaZulu-Natal MEC for Metropolitan Housing and Local Government, Mike Mabuyakhulu. Homeowners and authorities bury the hatchet
The Keetmanshoop Municipality and the owners of 32 low-cost houses at the town have agreed to bury their longstanding dispute over the quality and cost of the houses built under the decentralised Build Together programme. In the past, the home owners staged demonstrations, claiming they did not get what they paid for. They said the building plan the same plan for all 32 houses did not correspond to the end product. The owners claimed they were overcharged, paying for features specified on the building plan but not included in their houses. On the other hand, the municipality threatened the home owners with eviction after they failed to honour the loan agreement they entered into with the municipality in 2004. Some of the owners have not repaid a cent since 2004, claiming they have done so on instruction of some municipal officials.
